Which Survey
Contrary to the impression given by some mortgage providers, you do not have to use their recommended survey.
Home Buyer's Reports
This survey will provide a valuation opinion but will also give some indication of the state of the property and its level of repair and maintenance. They're generally OK for properties less than 60-70 years old.
Building Surveys
This will be an exacting and thorough examination of the property for any structural defects and general condition. The report produced by this survey will be highly detailed and as such, is highly recommended for older, unusual or listed properties and/or if you have specific cause for concern (e.g. visible damage).
